Roof Leak Repairs In Croydon

Water is getting in, but can you tell where from?

Leak tracing and permanent repairs to pitched and flat roofs across the CR postcodes

A leak almost never enters the roof directly above the stain on your ceiling. Water lands on a slate, runs under it, drops onto a rafter and then travels along that rafter until something stops it. On a wide hipped roof in Sanderstead that journey can be four or five metres. So the first job is not to fix anything. It is to work out where the water is actually getting in.

Repair first

Replacement is the last resort

What you are seeing, and what it usually means

None of this replaces somebody actually looking at your roof, but it will tell you roughly what you are dealing with and how much of a hurry to be in.

A stain that only appears when the rain comes from one direction

Almost always wind-driven rain getting under a lap or past a flashing on that elevation. Repairs made in dry weather on the wrong side of the roof will not touch it.

A patch that keeps growing slowly, wet or dry

That is usually condensation rather than a leak, and it points at blocked ventilation in the loft, not a hole in the roof. Sealing the roof up tighter makes it worse.

Water appearing hours after the rain stops

The water is being held somewhere first, typically in sarking felt that has torn and formed a pocket, or in insulation that has become saturated.

Damp down one wall, worst at the top

More often guttering or a parapet than the roof covering. On the Victorian terraces around Addiscombe and South Norwood, a shared gutter next door is a common source.

Why use us for roof leak repairs in Croydon

The survey comes before the price

Nobody can price a leak honestly without knowing what is causing it. You get told what has gone wrong first, then what it costs to put right.

We go in the loft

Half the evidence is on the underside. Daylight through the felt, tide marks on a rafter, a wet purlin - all of it narrows the search down before anyone gets on the roof.

Slate, tile, felt and flat

Croydon has all of them, often on the same house. A Victorian terrace with a slate front slope and a felt back addition needs someone comfortable with both.

You get the diagnosis in writing

In language you can repeat to somebody else, with photographs where they make the point better than words do. Get a second opinion on it if you want one.

No push toward a new roof

A leak is a fault, not a verdict on the whole roof. If the covering has another fifteen years in it, that is what you will be told.

Ten year guarantee on the repair

Written, handed over on the day. If the same water finds its way back in, putting it right costs you nothing.

Rows of terraced housing rooftops in the north of the Croydon borough

The same leak behaves differently at each end of the borough

Croydon covers about four hundred feet of height between Thornton Heath and the ridge at Kenley, and the roofs at the two ends have almost nothing in common. In the north it is dense Victorian and Edwardian terraces, slate front slopes, parapets and shared gutters, and the leaks are usually about age and about what the neighbours have or have not done. In the south it is interwar semis and detached houses on the chalk, tile rather than slate, hipped rather than gabled, and up there the leaks are usually about exposure - wind lifting a course, rain driven under a lap on the weather side. Same trade, different starting assumptions.

"Two thirds of the time, the water is getting into the roof somewhere other than directly above the damp patch."

How a roof leak repairs job runs

01

You describe the symptom

Which room, which wall, and does it only happen when the rain comes from a particular direction? That last question narrows things down more than people expect, before anybody has been anywhere near the roof.

02

Somebody comes and looks - loft included

Free, with no expectation that it becomes a job. Half the evidence is on the underside of the roof, so the loft gets looked at as a matter of course rather than as a favour.

03

You are told the cause before the price

In plain terms, with photographs where they make the point better than words. If you want to take that diagnosis to somebody else for a second quote, that is entirely reasonable.

04

A written, itemised price

Access priced as its own line, so it is obvious what you are paying to reach the work as opposed to doing it. The figure on the quote is the figure on the invoice.

05

The work, back to something solid

Failed material comes out until there is sound timber and sound masonry underneath. Matched covering, code 4 lead at the junctions, mortar mixed to suit the brick it is going onto.

06

Checked, cleared and guaranteed

The details either side get checked while the access is still up, the site is cleared, finished photographs come to you, and the written guarantee is handed over the same day.

The 10 year guarantee, and why it is safe to offer

Promising a roof will stay dry is easy. What counts is what happens if it does not. Work booked through Roof Repairs Croydon carries a 10 year workmanship guarantee, on paper, handed to you on the day and written in language you can actually read. The slates, tiles, lead, mortar, membranes and rainwater goods carry their own manufacturer cover on top of that. It varies by product, so you get told which cover applies to your job rather than one headline number that would be wrong on most of them.

Here is the reason a guarantee like that is not a risk. Repairs come back for one reason above all others: the fault was never found in the first place. Somebody went up, saw a stain on the ceiling below, mended whatever looked worst directly above it, and left. Water does not cooperate with that approach. It lands on a slate, runs under it, drops onto a rafter and travels along the rafter before it finds anywhere to fall. On a wide hipped roof in Sanderstead or Shirley that can be five metres from where it came in.

Find the entry point and the repair holds for years. Miss it and no amount of guarantee wording helps anybody. That is why the survey happens before the price, and it is why, if the same water finds its way back into your house inside the guarantee period, putting it right costs you nothing.

Three questions worth asking whoever you use

Including us. If the answers do not stand up, that tells you something useful.

Do they go inside?

A roofer who only looks from the outside is guessing. The loft tells you where the water has been travelling, which is the only way to work backwards to where it came in.

Can they explain the cause?

If the answer to what caused it is a shrug and a price, that is a patch, not a repair. Patches come back. Ask what the mechanism was and see whether the explanation holds together.

Will the repair match?

Croydon has a great deal of natural slate on Victorian stock and a great deal of specific concrete tile profiles on interwar stock. A repair in the wrong material is visible from the pavement and can void what is left of an insurance position.

Repair The Leak Or Replace The Roof?

This is the question most people are really asking when they ring. It is worth being honest about where the line sits.

Comparison point Targeted repair Full replacement
When it is the right call The covering is sound and one detail has failed - a flashing, a valley, a slipped course, a cracked verge. The fixings have gone across the whole slope, or you are repairing the same roof for the third or fourth time.
Typical spend Hundreds rather than thousands on most Croydon houses. Thousands, and scaffold is a meaningful part of it on a three storey frontage.
Time on site Usually a day, sometimes two if access needs building. Most terraced and semi-detached roofs run to about a week.
Disruption Almost none inside the house. Noise, dust in the loft, skip on the road, and a permit for it in most of the borough.
Planning Like-for-like repair needs nothing, anywhere in Croydon. Nothing normally, but inside the Chatsworth Road Article 4 area any roof alteration needs permission first.
What you are left with A sound roof with one fault removed, and a guarantee on that work. A roof that starts its life again, with the felt, battens and ventilation brought up to current standards.

Not sure what you are looking at?

There is a plain-English guide to the faults that turn up most often on Croydon roofs, what each one looks like from the ground, and roughly how urgent it is. Worth five minutes before you ring anybody, including us.

What roof leak repairs costs in Croydon

Most leak repairs in Croydon land somewhere between a couple of hundred pounds and the low four figures. What moves it is almost never the repair itself - it is how hard the roof is to stand on safely. A single slipped slate reachable from a ladder is a small job. The same slate on a three storey Victorian frontage on the Brighton Road needs scaffold, and the scaffold costs more than the slate.

Roof Leak Repairs - your questions

Can you find a leak without it raining?

Usually, yes. Water leaves evidence - staining on rafters, rust runs on nails, tide marks on felt, salt bloom on brick. Between that and the pattern of the damage inside, most leaks can be traced on a dry day. Where it genuinely is not clear, we can water-test the suspect area with a hose rather than guess.

Why did my last repair not fix it?

The most common reason is that the repair was made above the stain rather than at the entry point. Water travels along rafters and battens before it drops, so the wet patch on the ceiling and the hole in the roof are frequently a long way apart. The second most common reason is that it was never a leak at all - it was condensation, which no amount of sealing will cure.

Do I need scaffold for a leak repair?

Not always. On a two storey semi in Shirley or Selsdon a ladder or a tower is often enough and safe. On the taller Victorian frontages in South Croydon and along the Brighton Road, or anything with a steep pitch, scaffold is the honest answer. It will be quoted as a separate line so you can see exactly what you are paying to reach the work rather than to do it.

Is a leak covered by my house insurance?

Sudden damage from a storm normally is. Gradual deterioration and lack of maintenance normally are not, and that is the distinction most insurers apply. A written diagnosis that sets out what failed and when is what makes the difference to a claim, which is one reason we put it in writing whether you are claiming or not.

How quickly can somebody come out?

For an active leak with water coming into the house, same day wherever we can. For a stain that has been there a while and is not getting worse, usually within a few days. Either way the survey is free and there is no obligation at the end of it.

Will you repair a roof somebody else has worked on?

Yes, and it is a large part of what we do. You will be told plainly what the previous work did and did not achieve, without any commentary on whoever carried it out. Occasionally the earlier repair was correct and simply addressed a different fault to the one you still have.

What Croydon homeowners say

From roads across the borough, once the ladders had gone.

"Damp patch on our landing ceiling for about three years. Two roofers had been out and both mended the tiles directly above it, and neither made the slightest difference. This chap spent twenty minutes in the loft with a torch before he even went outside, then showed me a photo of a split in the lead in the valley about four metres away from the stain. Fixed it in a morning. Three winters on and nothing."
Ruth K. - Sanderstead
"Water was coming down the front bedroom wall every time it rained hard and I had convinced myself the roof was finished. It was the gutter. Half of it had dropped so the water was sitting in the middle and going over the front rather than down the pipe. He reset the brackets and cleared the gully, charged me a fraction of what I had budgeted for, and told me the roof itself had years left. Could easily have sold me a new one."
Danny O. - Thornton Heath
"Ours is in the Chatsworth Road conservation area and I had no idea the rules on roof work here are stricter than the rest of Croydon. He knew straight away, explained what I could and could not do without an application, and did the repair in matching slate. That saved me a very awkward conversation with the council later on."
Marianne P. - Addiscombe
"Lost most of the ridge tiles along the back in a February gale. Rang in the morning, sheeted the same afternoon so the weather could not get in, came back the following week when it was dry and rebedded the whole ridge properly. Sent me photos of everything for the insurance without me even asking. The bill was exactly what the quote said it would be."
Steve H. - Coulsdon
"Gutters had been overflowing under the trees for years and the fascia behind them had gone soft. What I appreciated was that he explained why the timber had rotted rather than just quoting to replace it, and pointed out the new soffits needed vents or I would end up with condensation in the loft instead. Nobody had ever mentioned that to me before."
Angela T. - Shirley
