Roof Repairs In South Norwood

Is your South Norwood leak really coming from your own roof?

Leak tracing and repairs on SE25's Victorian railway terraces, front and back

Most of the leaks we trace in South Norwood start next door. The terraces off Portland Road, round Selhurst and down towards Woodside were built in long runs for the railway, so houses share gutters, parapets, chimney stacks and the valley between the back additions. Water does not stop at the boundary. A blocked outlet or a cracked flashing on one house can soak the bedroom wall of the one beside it. So we look along the run, not only at your bit, and tell you whose fault it is before anyone pays for anything.

The people behind it

South Norwood, shared gutters and two brothers

On South Norwood's railway terraces a gutter is often shared between two houses, so a repair can mean keeping next door in the picture. Roof Repairs Croydon is a family firm, and the two people running it, John and Mark, are brothers who've always worked well together.

Two neighbours, two brothers. It works out quite neatly. Either brother can talk you, or the people next door, through what's needed, since both know each job in full.

Terraces that grew up around the Jolly Sailor station

South Norwood owes almost everything to the railway. The London and Croydon line opened a station here in 1839, called Jolly-sailor after the pub by the Portland Road level crossing, and it was Norwood Junction by the 1850s. The fields filled with terraces for clerks and railway workers, with grander villas going up the hill towards Upper Norwood. William Stanley, the instrument maker, lived locally and paid for the Stanley Halls in the 1900s, and the cast-iron clock tower on the High Street marks his golden wedding. Arthur Conan Doyle lived on Tennison Road for a few years in the 1890s. These days it is a mix of long-term owners, young families, renters and converted flats.

The terraces are mostly two storeys, slate on the front, with a narrower back addition under its own small roof. Pairs of back additions usually sit side by side, so the gutter between them belongs to two houses at once. That is where a lot of SE25 leaks begin. Stacks sit on the party wall and serve both houses. Parapets between roofs crack along the top. When one owner lets their side go, the water finds the lowest point, and that is often your ceiling. Fixing your half while next door's half is still broken does not end the leak.

Why a South Norwood repair needs to look past your own roof

On a terrace, your roof is one section of a much longer one. Repairs that ignore that tend to fail by the next winter.

The fault found, wherever it is

If the water is coming from next door's gutter or parapet, we tell you, with photos. That stops you paying to fix a roof that was never the problem.

Neighbours kept in the loop

Shared gutters and stacks need two owners to agree. We are happy to explain what we found to next door, so the work gets done once and the bill split fairly.

Conservation rules followed

Part of South Norwood is a conservation area. On those streets we put back natural slate on the front slope, not a cheaper look-alike that could cause trouble with the council.

Back addition junctions done properly

The weak spot on most SE25 back additions is where the small roof meets the main rear wall. We dress new lead there rather than another cement fillet that will crack again.

Party wall work handled sensibly

Work on a shared stack or parapet can need notice under the Party Wall Act. We tell you when it does, so the neighbours hear about it before the scaffold goes up.

"When we trace leaks on South Norwood terraces, the source is on the neighbouring house more often than most owners expect, usually a shared gutter or a cracked parapet."

A roof repair in South Norwood, step by step

01

Ring, or send a photo

A picture from the pavement or the back garden is often enough to tell whether this is a today job or one that can sensibly wait until next week.

02

The free visit

We check your roof and as much of the neighbouring roofs as we can see from yours, follow the shared gutter to its outlet, and inspect the stack and parapet on the party wall.

03

What failed, and what let it

Before any figure is mentioned you hear what has gone wrong and the reason it went, with photographs from the roof and from the loft side.

04

A fixed price on paper

Each item on its own line. Scaffold or a tower, if one is needed at all, sits separately so you can hold it up against anyone else's quote.

05

The repair itself

On these terraces it is often relining a shared valley gutter, dressing new lead where the back addition meets the main wall, and refixing front slates in matching natural slate to suit the conservation area.

06

Signed off

Photographs of the finished work, gutters cleared of anything the job dropped into them, and the 10 year guarantee in writing before anyone leaves South Norwood.

The 10 year guarantee, and why it is safe to offer

Promising a roof will stay dry is easy. What counts is what happens if it does not. Work booked through Roof Repairs Croydon carries a 10 year workmanship guarantee, on paper, handed to you on the day and written in language you can actually read. The slates, tiles, lead, mortar, membranes and rainwater goods carry their own manufacturer cover on top of that. It varies by product, so you get told which cover applies to your job rather than one headline number that would be wrong on most of them.

Here is the reason a guarantee like that is not a risk. Repairs come back for one reason above all others: the fault was never found in the first place. Somebody went up, saw a stain on the ceiling below, mended whatever looked worst directly above it, and left. Water does not cooperate with that approach. It lands on a slate, runs under it, drops onto a rafter and travels along the rafter before it finds anywhere to fall. On a wide hipped roof in Sanderstead or Shirley that can be five metres from where it came in.

Find the entry point and the repair holds for years. Miss it and no amount of guarantee wording helps anybody. That is why the survey happens before the price, and it is why, if the same water finds its way back into your house inside the guarantee period, putting it right costs you nothing.

What to do in South Norwood

Nothing to do with roofs. Three places worth an afternoon if you live here or are thinking of moving in.

Ornate Victorian red brick building with a stone archway and decorative facade

Stanley Arts

The Stanley Halls on South Norwood Hill were designed and paid for by William Stanley and built in the 1900s. Pevsner thought it one of the oddest buildings of its kind anywhere, and it is Grade II listed. It now runs as an arts venue with a small theatre.

Where South Norwood sits on our patch

From our base on Penwortham Road, CR2 0QS: about 15 minutes. Planning and building control here sit with London Borough of Croydon.

What Croydon homeowners say

From roads across the borough, once the ladders had gone.

"Damp patch on our landing ceiling for about three years. Two roofers had been out and both mended the tiles directly above it, and neither made the slightest difference. This chap spent twenty minutes in the loft with a torch before he even went outside, then showed me a photo of a split in the lead in the valley about four metres away from the stain. Fixed it in a morning. Three winters on and nothing."
Ruth K. - Sanderstead
"Water was coming down the front bedroom wall every time it rained hard and I had convinced myself the roof was finished. It was the gutter. Half of it had dropped so the water was sitting in the middle and going over the front rather than down the pipe. He reset the brackets and cleared the gully, charged me a fraction of what I had budgeted for, and told me the roof itself had years left. Could easily have sold me a new one."
Danny O. - Thornton Heath
"Ours is in the Chatsworth Road conservation area and I had no idea the rules on roof work here are stricter than the rest of Croydon. He knew straight away, explained what I could and could not do without an application, and did the repair in matching slate. That saved me a very awkward conversation with the council later on."
Marianne P. - Addiscombe
"Lost most of the ridge tiles along the back in a February gale. Rang in the morning, sheeted the same afternoon so the weather could not get in, came back the following week when it was dry and rebedded the whole ridge properly. Sent me photos of everything for the insurance without me even asking. The bill was exactly what the quote said it would be."
Steve H. - Coulsdon
"Gutters had been overflowing under the trees for years and the fascia behind them had gone soft. What I appreciated was that he explained why the timber had rotted rather than just quoting to replace it, and pointed out the new soffits needed vents or I would end up with condensation in the loft instead. Nobody had ever mentioned that to me before."
Angela T. - Shirley

Roof repair costs in South Norwood

Two things push South Norwood prices around. The first is whether the fault is yours, next door's or shared, because a shared gutter or stack is normally split between owners. The second is the conservation area: on those streets the front slope has to go back in natural slate, which costs more than a substitute. Mid-terrace access adds to it, since everything comes through the house or over a back yard.

South Norwood roof repair questions

Do I need planning permission for roof work in South Norwood?

Croydon Council is the planning authority. A like-for-like repair needs no permission. If your house is inside the South Norwood conservation area, which Croydon extended in 2022, the front slope generally has to be repaired or replaced in the same material, usually natural slate, and changes to its look need checking with the council first. The area is also on Historic England's Heritage at Risk register, which is why the council is paying close attention to it.

My ceiling is wet, but my South Norwood roof looks fine. What is going on?

On a terrace, the water can come from the house next door. Shared gutters, parapets and chimney stacks mean a fault on one roof can drain into the wall or ceiling of the house beside it. We check along the run and give you photos showing where the water is actually getting in. If it is on your neighbour's side, that gives you something clear to show them.

Who pays to fix a gutter shared with my neighbour?

Usually both of you. A gutter between two back additions normally serves both roofs and sits on the boundary, so the cost is usually split. If the work affects the party wall, the Party Wall etc. Act 1996 may mean you need to give your neighbour notice. We can explain the fault to both owners so you can agree the job before we start.

Why does water come in where the back addition meets the house?

That junction relies on a strip of lead, or on older houses a cement fillet, to keep rain out where the small roof meets the main rear wall. Cement cracks as the two parts of the building move. Old lead splits or lifts. Either way, rain runs behind it and down the inside of the wall. The proper repair is new lead flashing cut into the brickwork.

Find out where the water is really coming from

Before you pay anyone to open up your roof, have the terrace looked at as a run. We will trace the water to its source, show you whose roof it is on, and only then talk about a price. Ring, or fill in the form.
